GLP Waxlow Road
Project Overview
This scheme is for the development of the site into an industrial/warehouse building (Use Classes B2/ B8) including ancillary office space, vehicular access, HGV and car parking, pedestrian / cycle access, sustainable drainage, and landscaping including an amenity area and the public realm increasing the aesthetics of the streetscape.
epd have worked on this scheme from feasibility through planning and will be working on the tender (technical design) and will be overseeing landscape works onsite.
epd produced the landscape design and construction details, including the public realm streetscape, Green Infrastructure and Open Space Strategy and Management Plan (GIOSSMP) and calculating the Urban Greening Factor (UGF). epd also produced 3D concept renders to help convey the scheme.
The aim is to create a hierarchy of spaces; the variety of planting within the external areas aims to provide ecological and wellbeing health benefits. Planting is to be a mix of trees, native hedgerows, shrubs, climbers and ground cover planting (including moisture tolerant plants in the rain gardens) to increase biodiversity. Together these will provide a strong green structure to help strengthen the character and identity of the setting for the development within the urban environment. To the east of the building, rain gardens comprising moisture loving plants have been proposed which help increase the UGF score. Species rich grassland runs the full length of the eastern boundary utilising the space between the kerb line and the boundary fence. To the west a new landscape area has been created comprising 12 trees able to tolerate shading, native shrubs, ornamental planting, rain gardens and grassland.
